What are floorplan services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a floorplan service, an appraiser takes measurements of the home or property with a measuring tool — generally a tape measure or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like closets, entryways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser creates a report and a more detailed sketch showing the total living area of the home and the general layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services required?

Property taxes

Property tax records frequently reflect the wrong square footage because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more square footage than you actually have! Unless an appraiser has performed a recent evaluation or measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Putting your property up for sale

A measuring service will ensure that you're paid a fair price for your property. Living space is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to refer to a recent appraisal or home measurement service completed by a certified appraiser (after any updating that may have affected square footage).

Material for real estate professionals

To ensure that your client's property sells at a price that properly reflects market value, we advise seeking a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your attention to detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic for enticing potential buyers because they can review the layout and details of the home before and after touring.
